For renters
Every available unit has its own page with a visit-request form that already identifies the unit — send it from there, or call 514-931-5111 and mention the listing.
Applications are handled through PGK's office. Send a unit inquiry or call 514-931-5111 to receive the application for tenancy; completed applications are processed on a first-come, first-served basis.
It is highly recommended that everyone over the age of 18 sign the lease, so that no single person carries sole legal responsibility for it.
Leases are for a term of 12 months, unless otherwise arranged through a sublet.
PGK sends an offer to renew roughly three months before the renewal date. Respond within 30 days; without a response, the lease renews automatically. If you are leaving, inform the office in writing by registered letter.
Yes — you must find a suitable replacement, and that replacement must be approved by PGK Realty Services. Contact the office before making arrangements.
Rent is due on the first of each month as indicated in your lease. PGK accepts post-dated cheques (preferred), personal or certified cheques, money orders and e-transfers; see the Pay rent page for the current status of online payment.
It varies by building. Each listing page shows the utilities verified as included for that unit — check there, or ask when booking a visit.
Submit the maintenance-request form with your unit and the issue details, or call 514-931-5111. Do not use the form for emergencies.
For property owners
Both. Some owners hand over all day-to-day operations; others keep parts in-house. Maintenance coordination, rent collection, tenant management, accounting and bookkeeping, consulting, project management and inspections can each be included or left out.

Weekly visits covering internal checks (plumbing, heating, electrical, security) and external checks (roof, gutters, foundation, grounds), with seasonal winterization and documented findings per visit.
PGK doesn't publish flat pricing because scope depends on the property. Describe your property and the services you need through the proposal form, and PGK reviews it and follows up to discuss specifics.
